Curb Appeal
Curb appeal is your first chance to make a positive impact on buyers before they walk into your house. The positive and negative features that jump out at buyers create their initial opinion of your home and how you perform home's regular maintenance.
Knowing this helps us to choose what actions we can take to entice buyers from the street and into your house. If your home's exterior isn't inviting with retouched paint and colorful garden plants we'll need to address those issues. Refer to the Curb Appeal Checklist and increase your home's final selling price.

Welcome Home
Does your house seem to say, "This is Your New Home" to a buyer? Touring your house from a buyer's view, I'll recommend arrangements that improve Open House appeal.
I'll advise you get rid of things that give the illusion of clutter. Table and counter tops should be neatly arranged. Brick-a-brack, sentimental items, family photos, and refrigerator drawings should get stored away too. We need to "generalize" the house so buyers can envision it as their new place.
I know instantly what a room's best features are and how to show them off. I'll note the pieces of furniture that should be removed, rooms that need new paint, rugs needing to get changed, fixtures that could use shining, and any other improvement that can quickly be made to positively affect the sale.
I'll make sure that your house is neutral and that it's friendly, avoiding "offensive" or "too-bright" shades on the walls and furniture. And if you've already moved out, you can think about renting furniture. The goal is for your house to look lived in as opposed to bare.

Setting the Stage
In every opportunity, we want to engage the buyer's senses. Brightness is critical and we'll part the curtains, and add lighting where needed to welcome the buyer. We'll enhance the air of the house with enjoyable music playing softly and ensure a nice fragrance flows room-to-room. We'll include cozy-looking throws, and throw pillows on your loveseat and bed. We want buyers to feel like your house has the potential to be. |
